Chesham Close is situated in Chesham Road, Bryanston, a quiet road secured behind security booms which are manned by a private security company.
The complex is located within a kilometre of the Bryanston Country Club and within a 5 minute drive of St Stithian’s College and Preparatory School. Access to the N1 highway is sufficiently close for convenience yet sufficiently far to obviate traffic noise and pollution. The area is a highly sought-after corner of old Bryanston, where the original 1,3 hectare plots have largely been sub-divided to accommodate elegant residences of high quality.
The residences in the complex have been designed by award-winning architect GAVIN WARBURTON in the classic Georgian style, with an emphasis on clean lines and family-friendly space. The first phase of the development includes six exclusive and luxurious houses, each on approximately 1000 square metres of land. A show house has been constructed, and has already been sold. The remaining five houses are planned to be very similar to the show house, but detail changes will be able to be made in the pre-construction phase by purchasers by private arrangement with the architects and the project building contractors, Millennium Construction (Pty) Ltd. Alternatively a complete redesign (within the parameters of the overall conceptual design) will be allowed, also by arrangement with the architect and contractor.
As designed, the show house comprises four double bedrooms, all en-suite with balconies overlooking the garden and entertainment areas. An impressive double volume entrance hall with slender Georgian cantilever staircase, double volume picture window overlooking pool and garden and multi-luminaire suspended chandelier leads to the ground floor study, a modern and extensively fitted kitchen with breakfast nook and garden views and the open plan entertainment area comprising dining room, lounge, bar and covered patio with access to the garden and pool. The upper floor contains all the bedrooms, secured by a glazed security screen around the double volume entrance hall, a family TV lounge and study areas, and in addition an open garden patio overlooking the garden and pool. As designed, each residence will have approximately 550 square metres of area under roof.
A double garage is provided together with storage space and equipment areas for heating. The complex has been designed with a view to maximise energy efficiency. Wooden framed windows, energy efficient glazing and a hybrid hot water system comprising solar panels and heat pump in tandem have been utilised to achieve this, together with a heat pump driven warm water underfloor heating installation to provide space heating with minimal electrical input. The complex is accessed from Chesham Road via a secure gate house with provision for 24 hour security manning, and a landscaped roadway.
Each residence is provided with its own security entrance gate and is linked to the main entrance gates by closed circuit TV cameras and gate controls. The entire complex will be surrounded by a secure brick wall with a multi strand electric security fence.
